As you start your home search in Camarillo, here is some information about the city's history, neighborhoods, housing, schools, and parks.

Camarillo is located in Ventura Country, west of Thousand Oaks and west of what is known as the Conejo Grade, a section of the 101 freeway that connects Camarillo to Thousand Oaks and the Conejo Valley. The city is about half way between Los Angeles and Santa Barbara. Camarillo is known for its mild climate and cool ocean breezes. Those breezes come from being only nine miles from the Pacific Ocean. Like most cities in Ventura County, Camarillo is resistant to new development. They enjoy their wide-open spaces and access to nature.

Although Camarillo has considerable residential and commercial area, there is a lot of agricultural area as well. Lemons, several varieties of berries, flowers, and row crops are abundant. The city is has a small airport that operates for small, private aircraft. Camarillo is also home to a train station that serves both the Metrolink and Amtrak lines. The Metrolink train travels to Union Station in downtown Los Angeles with stops along the way. The Amtrak trains are the Pacific Surfrider (servicing San Diego to San Luis Obispo) and the Coast Starlight (servicing Seattle, WA to Los Angeles).

Camarillo is home to Leisure Village, a gate-guarded community for residents 55 and over.  This 450 acre community has 2136 single-story, all electric homes.  Activities include an 18-hole golf course, Olympic-size swimming pool, tennis courts, fitness center, bingo, billiards, dancing, bocce ball, music, bingo, sewing and quilting, and pottery/ceramics.  There are areas provided for small individual gardens and RV parking.  Leisure Village provides free shuttle service to nearby shopping centers and is only three miles from St. John's Pleasant Valley Hospital.  This is a wonderful community for active *seniors*!  There are a variety of floor plans offering two bedrooms and two bedrooms with a den or third bedroom.  Recent sales in Leisure Village range from the mid $200,000s to mid-$700,000.

One of the things Camarillo is known for is the Premium Outlet Mall. This huge mall has over 160 stores and restaurants as well as an Edwards movie theater. Some of the many stores include: J. Crew, Michael Kors, Tommy Bahama, Nike, Coach, Gymboree, Disney Store, Toys R Us, and Restoration Hardware.

There are nine elementary (k-5) schools, two middle (6-8) school, and three K-8 schools. Those schools are in the Pleasant Valley School District. The primary high school is Adolfo Camarillo which is in the Oxnard Union High School District. Many of the Camarillo schools are California Distinguished and/or National Blue Ribbon schools.  California State University Channel Islands is also located in Camarillo.

Camarillo real estate ranges from the high $200,000s to the low $700,000 for condos and town homes. Single-family homes range from the mid $400,000s to $2 million and up. Although there are some higher-end areas in Camarillo, there is a wonderful really well thought-out planned community called Village at the Park.   This community offers apartments, town homes and single-family homes. It is compromised of eight neighborhoods. The community has multiple pools, a 55-acre sports park, shopping and retail. Schools and houses of worship are nearby.
